There seems to be some confusion in the market regarding overpricing. I spoke with a homeowner recently who was attempting to sell the property themselves, without the help of a Realtor. After touring the property, I told the homeowner what I thought, the price for the homes current condition. Then I pointed out that if the place were cleaned up and showing better, it could make a difference of $10-15,000. The homeowner informed me that the home was currently listed for $30,000 more than that.
What are vacant land condos?
What is a Vacant Land Condo?
It is a condominium plan where the units consist of vacant units (empty parcels of land, or lots), without structures on them. The purchaser of the unit is then free to construct a building of their design or choosing within the restrictions of the Condominium Declaration. There are common elements in a vacant land condo, such as roads or possibly green space. The vacant land condo concept can not be used where a unit is located above or below another unit, as the units must be a vacant piece of land. The benefit of this is that purchasers are able to choose their building design, but still enjoy common services and facilities.
The “Income” Property
Who doesn’t want to make more money? (OK, I didn’t think anyone wouldn’t want to.) I think that everyone has an idea that there is money to be made in real estate. It seems that everyone is looking for an income property, and in fact 70% of the world’s wealth was made in real estate. Everybody has a story that begins “My friend/buddy so and so bought this property, and ….”
Correctly Pricing Your Home Leads to Market Success
Real estate studies have shown in a steady market that 75% of homes for sale at an accurately calculated suggested listing price will sell within 5 weeks or less.
Moreover, 95% of the homes priced at just 2% under the suggested listing price will sell within 3 weeks.
But if a home is over-priced by just 5% chances are only 1 in 20 that it will sell in 12 weeks or less.
How long will my house take to sell?

Some properties will sell in just a few days, others may require several months. Following are the six factors that influence the time it takes to sell a property.
